Six things decide what your roof costs

Two houses on the same street with the same square footage can be thousands apart, and it is almost always one of these.

Size, measured properly
Roofing is priced by the square, which is a hundred square feet of roof surface, not floor area. A single-storey house with a wide footprint can carry more roof than a two-storey house with more rooms in it.
Pitch and access
A steep roof is slower and needs more safety equipment, so it costs more per square than a walkable one. So does a house a truck cannot get near, or a roof with a lot of landscaping underneath that has to be protected.
How cut up it is
Valleys, dormers, chimneys, skylights and changes of plane all take time and all need flashing. A plain gable roof and a complicated roof of the same size are different jobs, and the complicated one is where leaks start.
What is already up there
Tearing off two layers costs more than one, in labour and in disposal. This is one of the things an inspection settles before you get a number, rather than after work starts.
The decking underneath
Nobody can see the decking until the old roof is off. If boards are soft they have to be replaced, and an honest estimate says how that is priced up front instead of arriving as a surprise mid-job.
The material you choose
We install Malarkey, and the line matters: impact-resistant shingles such as Highlander AR cost more than standard architectural and are the class you buy where hail is a season rather than a surprise. Metal is a different conversation again.

The photo report is not a sales device. It exists so the number you are given is built on something you can see.

Inspect first, quote second

The roof gets photographed and measured before anyone talks money. That is also how you find out whether you need a replacement at all, which is frequently the cheaper answer.

Written, itemised, and yours

You get the estimate in writing with the work broken out, so you can compare it against anyone else's on the same terms rather than on a single number scrawled on a business card.

We are not the cheapest, on purpose

The cheapest quote in the Panhandle usually belongs to whoever is leaving after the season. Ours belongs to a family that has been here since 2004 and has to drive past your house afterwards.

What people ask about price

How much does a new roof cost?
It depends on size, pitch, how cut up the roof is, how many layers come off, what the decking is doing and which shingle you choose. Any website that gives you a figure without knowing those is guessing. The inspection and the written estimate are both free, so finding out costs you nothing.
Is the estimate really free?
Yes. The Roof Confidence visit, the photo report and the written estimate are all free for homeowners, and the report is yours to keep whatever you decide to do.
Why will you not publish prices?
Because a published price is either meaninglessly wide or quietly wrong, and both lead to the number changing once someone is standing on your roof. We would rather measure it and tell you.
What if you find bad decking after the tear-off?
The estimate states how replacement decking is priced before work starts, so if boards turn out to be soft you already know what it costs per sheet. You get photographs of it too.
Do impact-resistant shingles cost more?
Yes, up front. Whether they are worth it depends on how much hail your part of the Panhandle gets and on what your insurer does with them, which is worth asking your agent about before you decide.
Should I just take the cheapest quote?
Compare what is in them first. Tear-off versus layover, what underlayment, how flashing is handled, who carries the insurance, and whether the company will still be reachable in five years. Cheap quotes are usually cheap because something on that list is missing.
