Metal is several different roofs

What belongs on a shop is not what belongs on a house, and the difference is mostly about how the panels are fastened and where the water is meant to go.

Standing seam

Panels joined by a raised seam with the fasteners hidden underneath, so nothing penetrates the water plane. It is the longest-lived metal roof and the one worth specifying on a building you intend to keep, which is why it costs more than exposed-fastener panel.

Exposed fastener panel

The corrugated and ribbed panel you see on shops, barns and outbuildings across the Panhandle. Cheaper, quick to install, and the screws and washers are the maintenance item: they back out and the gaskets harden, which is where most panel roofs start leaking.

Metal roof repair

Fastener and gasket replacement, seam and lap work, panel replacement where something has been torn or dented through, and the flashing where metal meets anything else. A metal roof that is leaking is rarely a metal roof that needs replacing.

Fabrication

Flashings, caps and trim bent in-house to fit the building rather than ordered to fit a catalogue. Bill Casey's review on the commercial page is about a metal parapet cap we fabricated for him.

Ag and shop buildings

Machine sheds, shops and outbuildings are most of the metal work out here, and they have their own problems: long unbroken runs, condensation underneath, and snow that slides all at once. Worth talking about before the panels go on rather than after.

Metal or shingles?

There is no universally right answer, and a contractor who gives you one without seeing the building is guessing.

Metal lasts longer, costs more up front

A well-installed standing seam roof outlives several shingle roofs. Whether that maths works depends entirely on how long you plan to own the building, which is a question only you can answer.

Hail treats them differently

Hail dents metal and bruises shingles. A dented metal roof usually still keeps water out, while a bruised shingle roof may not. If appearance matters to you, that difference matters too.

Snow and the ground below

Metal sheds snow in sheets rather than melting it away gradually. Above a doorway, a walkway or a gas meter that is a real consideration, and it is what snow guards exist for.

What people ask before choosing metal

How long does a metal roof last?

Considerably longer than asphalt when it is installed properly, and the fastening system is what decides it. Standing seam with concealed fasteners outlasts exposed-fastener panel, because on panel roofs the screws and gaskets are the part that ages first.

Is a metal roof noisy in rain?

Far less than people expect on a house. Over a sheathed and insulated roof deck the difference is small. Over an open shop or barn with nothing underneath, it is noticeably louder, which is usually fine for a shop.

Can you put metal over an existing roof?

Sometimes, and it depends on what is under there and what the decking is doing. It is worth inspecting rather than assuming, because covering a soft deck buys you a problem you cannot see any more.

Does a metal roof need snow guards?

If snow can slide onto a doorway, a walk, a driveway, a gas meter or a lower roof, then yes. It is a Panhandle-specific thing worth deciding at the design stage rather than after the first heavy winter.

Do you repair metal roofs you did not install?

Yes, and a lot of the metal work we do is exactly that. Fasteners, gaskets, seams and flashing on a roof somebody else put on twenty years ago.

Do you work on ag and shop buildings?

Yes. Shops, machine sheds and outbuildings are a normal part of the work out here, and we cover the same twelve Panhandle communities plus eastern Wyoming for them as for houses.
