What you actually get

A report, not an opinion

Most roofers give you a verdict and a price. We give you every square foot photographed, and each finding marked with one of three words, so you can see what needs doing and what doesn't.

Good

Leave it alone

The area is sound. No work, no watching, nothing to budget for. Most of a typical report is this, and saying so out loud is the point.

Watch

Check it next season

Wearing, but not failing. You get the photograph and the reason, so when it does move you already know what you are looking at.

Fix Now

This one is costing you

Active damage, or something that will let water in before the next season is out. Documented clearly enough to hand to an insurer.

The photographs are the whole argument

Nobody can see their own roof. That is the entire reason roofing has a trust problem, and it is the thing the report fixes. Damage gets marked on the shingle and photographed where it sits, so you are looking at your roof rather than taking our word for it.

The report is a document. Keep it, compare it against next year's, hand it to an adjuster, a lender, or whoever buys the house.

Start to finish

What the inspection actually involves

About an hour at your house, most of it on the roof and in the attic.

1

The walk-around

Ground level first. Gutters, downspouts, siding, trim and anything the last storm left in the yard. Half of what a roof is doing shows up before anyone climbs.

2

The roof itself

Field shingles, ridges, valleys, flashing, vents and penetrations, by ladder and by drone. Hail bruising gets chalked so it photographs.

3

The attic

Underside of the decking, ventilation, insulation and any staining. A leak shows up here long before it shows up on a ceiling.

4

The report

Written up and sent within 48 hours, every finding graded, with the photograph beside it. Then you decide, in your own time.

Inspection questions

What people ask before booking

How much does a roof inspection cost?
Nothing. The Roof Confidence visit and the photo report are free for homeowners, and the report is yours to keep whatever it says. You only pay if you decide to have work done.
How long does a roof inspection take?
About an hour at the house for a typical Panhandle home, longer if the roof is cut up or steep. The written report follows within 48 hours.
What is included in a roof inspection?
A ground walk-around, the roof surface by ladder and drone, flashing, vents, valleys and penetrations, and the attic underneath. Every finding is photographed and marked Good, Watch or Fix Now, and you also get an insurance-readiness review.
How often should a roof be inspected?
Once a year is sensible in western Nebraska, and again after any storm that drops hail or hard wind on your street. Roofs here age faster than the warranty assumes.
Do you inspect after hail or a storm?
Yes, and those get priority. Hail bruising is chalked and photographed where it sits, which is the documentation an adjuster needs to see. There is more on our storm response on the Storm & Hail page.
Do you use a drone?
Yes. Every photo on this website was shot on our own drone, and the same drone photographs your roof. It reaches pitches and valleys a ladder cannot, and it means nobody has to walk a roof that is not safe to walk.
Can I use the report for a home sale or a lender?
Yes. It is a dated document with photographs, and people hand it to lenders, adjusters and buyers all the time. We will not tell you a roof passed or failed, because that is not ours to say. We tell you what is there.
Will you tell me if my roof is fine?
Yes, and it happens often. If the honest answer is that your roof came through fine, the report says so and you have the photographs to prove it. Repeat customers are the whole business plan.
