Where roofs actually leak

It is almost never the middle of the roof

Field shingles are the part that lasts. Water gets in where the roof meets something else, which is why a leak above your kitchen often starts twenty feet away.

Flashing
The metal that seals the joins: walls, valleys, skylights, anywhere two planes meet. It is the single most common source of a roof leak and one of the cheapest things to put right if you get to it before the decking underneath goes soft.
Chimney flashing
Chimneys move differently from the roof around them, so the seal between the two is always working. Step flashing, counter flashing and the crickets behind wide chimneys are all repairable without touching the rest of the roof.
Vents, pipes and penetrations
Every pipe boot on your roof has a rubber collar that dries, splits and lets water straight down the pipe into the ceiling below. They are inexpensive, they fail on a predictable schedule, and they are checked on every inspection.
Wind and missing shingles
Panhandle wind lifts tabs and takes shingles off, usually along a ridge or an exposed edge. Caught early this is a patch. Left through a winter it becomes the reason the decking has to come off.
Ice and winter damage
Meltwater that refreezes at a cold eave backs up under the shingles and finds the decking. If you get staining on an interior wall in February rather than during a rainstorm, this is usually why.

This is the question every roofer gets asked and the one where a homeowner is most exposed, because only one person on the driveway can see the roof.

Repair, when the roof has life left

A sound roof with a failed detail is a repair. Age alone does not condemn a roof, and neither does one bad storm. If the field is intact, we fix the detail and leave the rest alone.

Replace, when repairs stop holding

Widespread granule loss, brittle shingles that crack when lifted, soft decking, or the third leak in two years. At that point each repair is rent rather than a fix, and we will say so plainly.

The report decides, not the salesman

You get the photographs either way, marked Good, Watch or Fix Now. Replacing a roof that only needed a repair is exactly the thing the report exists to prevent, and repeat customers are the whole business plan.

What people ask when something is leaking

Can a roof be repaired instead of replaced?
Very often, yes. If the field shingles are sound and the problem is a detail like flashing, a pipe boot or a few wind-lifted tabs, a repair is the right answer and the cheaper one. The inspection tells you which situation you are in, with photographs.
How do I find where a roof is leaking?
You usually cannot from inside, because water runs along the decking and a rafter before it drops. The stain on your ceiling is rarely under the hole. That is what the inspection is for: we work the roof surface and the attic together until the entry point is actually found.
How quickly can you come out?
We schedule during business hours, Mon-Fri 8:00 AM to 5:00 PM, and most visits happen within a day or two of the call. After a widespread storm we work through requests in the order they arrive.
Will a repair void my warranty?
A correctly installed repair should not. If your roof is under a manufacturer warranty, tell us and we will work within it. We install Malarkey and are a Malarkey Certified Pro Contractor, listed in their public contractor directory since 2024, which matters when a warranty question comes up later.
Is the leak covered by insurance?
That depends on the cause. Sudden storm damage is usually treated differently from gradual wear, and only your insurer can decide. What we can do is document what is there clearly enough for that conversation to go well. There is more on the roof insurance claims page.
Do you repair roofs you did not install?
Yes, most of them. We will tell you what we find regardless of who put it on, including when the honest answer is that the original work was fine and something else is going on.
